  • Overview

    According to prescribed policies and procedures, under the general supervision of the Regional Vice President/Regional Portfolio Leader, the Regional Maintenance Leader will provide guidance/support and visit assigned communities annually, at a minimum, to prepare communities for upcoming inspections, reviews, etc. according to National Church Residence’s policies and procedures.

    Responsibilities

    ESSENTIAL FUNCTIONS AND BASIC DUTIES

     

    1. Provide support to maintenance staff
    • Trouble-shoot ongoing maintenance problems
    • Identify preventative maintenance in areas that may have been overlooked
    • Provide training and guidance in areas where deficiencies are noted
    • Accepts calls from maintenance personnel and assists or refers as appropriate
    • Position is not to provide interim, hands-on, maintenance support

     

    1. RML will visit assigned communities on an annual basis to audit the following items:
    • Completion of routine inspections: annual, monthly and apartment
    • Adherence to maintenance policy
    • Work orders are processed timely
    • Maintenance documents are filed as required
    1. Perform a pre-REAC inspection
    • Provide an objective point-in-time review of community
    • Photograph the inspection similar to REAC
    • Prepare written report with photos corresponding to report

     

    1. Provide a summary report of annual site visit and/or a pre-REAC inspection will be provided to the RVP, RPL and Property Manager within 30 days of site visit.

     

    1. Provide support, such as reviewing applications,  assisting with  interviews, during the hiring process as requested by the RVP, RPL or Property Manager

    PERFORMANCE MEASUREMENTS

     

    1. Improved REAC scores
    2. Physical plant deficiencies identified and provided to RVP and RPL for action
    3. Maintenance has support for questions related to their job responsibilities
    4. Improved resident satisfaction for service identified in the results of resident surveys

    Qualifications

    EDUCATION/CERTIFICATION: High school graduate or equivalent. Valid Driver’s License. HVAC certification (preferred)

     

    EXPERIENCE REQUIRED:

     

    • 2+ years of experience in all aspects of maintenance, electrical, HVAC, plumbing, etc.,
    • Management skills and understanding of how maintenance integrates with the management of the building: budget, vacancy, policy and procedure and National Church Residences measures.
    • Demonstrated ability to provide direction on zoning, building and ADA codes and regulations and knowledge of resources available.
    • Understanding of National Church Residences policy and procedures
    • Recommendation from RPL or RVP required

    SKILLS/ABILITIES:

     

    • Good communication, comprehension and interpersonal skills.
    • Working knowledge of Windows, Microsoft Office Suite and World Wide Web which will be demonstrated by a passing score on a computer literacy test.
    • Ability to travel as needed to site locations or to locations for training as may be required.
    • Has demonstrated an understanding of the N^^ Core Values and can articulate the same to technicians within assigned sites
