  • Overview

    Assists in the development and monitoring of company policies and procedures related to property management; responsible for recruitment, training, development, and supervision of Property Managers, and shares responsibility for maintaining the physical asset and performance of assigned properties.  Assists Vice President and other supervisors with special projects, administrative tasks, and other related work.  

     

    The portfolio has properties in Cincinnati, Middletown, Dayton, Columbus, Richmond, IN, Xenia and Wapakoneta.

    Responsibilities

    The typical responsibilities for this position are to assist immediate supervisor with the following:

    • Establishes and coordinates a communication system involving transaction and activities among Property Managers and the Central Office.
    • Reviews and approves expenditures within specified budgetary guidelines.  Negotiates and/or evaluates contracts and makes recommendations.
    • Hires, trains, supervises, develops, and terminates the employment of those supervised in accordance with company policies and directives; performs performance evaluations on supervised employees; assists Property Managers with site-level employees.  Approves all new hires, status changes, and terminations for on-site personnel.
    • Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends rent schedules.
    • Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of same.  Resolves resident relation issues.
    • Supervises and coordinates preparation of annual operating and capital budgets.  Monitors and makes recommendations on budget performance and prepares quarterly summary report of same.
    • Established/revises property management forms, reports, and manuals including updates, changes, and additions.
    • Prepares and conducts meetings; develops and implements property management training programs for all departments.
    • Participates in misc. operational matters.  Coordinates staffing and office set-up of new communities.

     

     EXPECTATION

    • Properties operate at or above budgeted Net Operating Income.
    • Properties meet all Fair Housing Standards, Waiting List Standards, Qualification and Certification Rules. Maintains Tenant Files in organized manner. MOR score is one indicator.
    • Yardi scores at or above company standards.
    • Properties are maintained properly – interior and exterior. REAC score is one indicator.
    • Properties meets or exceed Occupancy standards. Reports are submitted in a timely manner.
    • All responsibilities are carried out in a manner consistent with National Church Residences’ Core Values of Mission, Compassion, Leadership and Professionalism.
    • Demonstrates and maintains a positive, professional manner, manages time efficiently and effectively, provides leadership as a role model to promote a team approach, and participates in appropriate problem solving methods.
    • Performs other duties as assigned.

     

    Qualifications

    Experience: 

    Knowledge of apartment property management normally acquired by five years supervisory experience, including two years on-site property management.

     

    Mental:          

    Must have strong supervisory, personnel management and organizational skills.

     

    Skills:             

    Must have working knowledge of Windows, Microsoft Office Suite, and World Wide Web.

     

    Licensure:      

    Certified Property Manager designation or candidate status preferred.  

     

    Education:      

    Two years of college or comparable work experience.

     

    Mental:            

    Must have strong supervisory, personnel management and organizational skills.

     

    Consequences of Errors:         

    Moderate monetary responsibility.

     

    Supervision Received:            

    General supervision:  Employee generally operates by himself/herself checking with supervisor when in doubt.

     

    Reasoning Ability:                   

    Ability to apply common sense understanding to carry out detailed instructions.

     

    Mathematic Ability:                 

    Ability to perform math skills including adding, subtracting, multiplying, and dividing; to perform the four basic arithmetic operations with money; to perform operations with the assistance of a calculator or Excel spreadsheet.).

     

    Language Ability:                    

    Ability to speak, read, write and understand English.

     

    Working Conditions:               

    Acceptable; some distractions. Worker is subject to changing inside and/or outside temperatures which may include extreme heat (temperatures above 100 degrees) or extreme cold (temperatures below 32 degrees) Worker is subject to work conditions that are somewhat disagreeable; elements such as noise, dust, heat and oil exist but not to the extent of being continuously disagreeable. Travel required at least 50%.
